You will notice that lands in these estates are covered by titles describes as “Excision in progress.”  This means the process of getting the village land excised by the State government has been initiated as evidenced by the File number.

Excision is the right of the community to have portions of land surrounding their local settlement released to them for expansion purposes in accordance with the 1978 land Use Act, which recognises ancestral ownership of land.

Now, what is the difference between these type of lands and lands belonging to “Omo-Onile.” These are lands that have been bought by various companies from the traditional owners, known as the “Omo-Onile” and the companies have surveyed the land and paid necessary fees to the government having been confirmed from any encumbrance. This means there is assurance of approval than rejection by the State’s Land Registry unlike the “Omo-Onile” land whose status has not been determined and remains government property.

The benefit of investing in land with this status is that once the Excision is granted, the price is reviewed upwards. The present price can be increased by 50% or more. Imagine you buy six plots of land at N500, 000 each, and the price is increased by 50% when the Excision is granted, the price becomes N750, 000. And if you leave it to appreciate for one year, the price can jump to as high as N1.5 million. This means that your initial capital of N3 million has become N9 million within one year, yielding a whooping N6 million.
